Kipling House Barn is a luxury 200 year old converted granary with stunning original features and uninterrupted views of the East Yorkshire countryside.

Kipling House Barn has a spacious and light open-plan living/dining/kitchen space on the ground floor with original oak beams, floor-to-ceiling windows, doors onto the level courtyard garden, and cosy wood-burner. The living room has comfortable sofas enjoying stunning countryside views, and a wall-mounted TV.

The beautiful farmhouse kitchen/diner has a modern fully-equipped kitchen with lowered oven, large breakfast bar with seating for 12, and an extendable solid wood dining table with seating for up to 16 guests.

Kipling House Barn has a ground-floor en-suite accessible bedroom sleeping 3 guests (Bedroom 6) with super-king bed, executive single bed, TV, and doors onto the courtyard garden.

The en-suite accessible wet-room has a step-free shower, fixed grab-rail and two drop-down grab-rails for shower, wall-mounted shower seat, fixed grab-rails for washbasin, drop-down and fixed grab-rails for WC, lowered/wheel-under washbasin, and two emergency cords. A shower chair and WC raised seat are also available to loan.

Kipling House Barn has a second super-king en-suite bedroom (Bedroom 8) with TV, and doors onto the courtyard garden; and a double bedroom (Bedroom 7) also with en-suite bathroom and doors onto the courtyard garden.

The barn has a large hallway, laundry/boot room, and family bathroom on the ground floor.

Kipling House Barn has five further luxury bedrooms on the first floor including a very large family bedroom (Bedroom 5) with vaulted ceiling, original oak beams, super-king bed, twin beds, and an en-suite bathroom with bath and separate shower cubicle. Families can also enjoy a wall-mounted TV and children’s books and toys.

The barn has two en-suite bedrooms which can be configured as super-king or twin bedrooms (Bedrooms 1 and 2);  and two en-suite super-king bedrooms (Bedrooms 3 and 4) with sofa beds (sleeping 3 guests in total). All eight bedrooms have en-suite bathrooms and wall-mounted TVs.

Also on the first floor is a large second living room with vaulted ceiling, original oak beams, and floor-to-ceiling windows providing panoramic views. The living room has sofas, armchairs, books and magazines to relax and enjoy.

Kipling House Barn has beautiful accessible outdoor spaces which have been professionally landscaped. Guests can enjoy level lawns, patio areas with large sofas, outdoor dining furniture and BBQ, large hot-tub, and garden games.

The barn has private parking for 8+ cars, two EV Chargers, and an accessible parking space is available on block-paved driveway alongside the accessible ramp entrance. The barn is dog-friendly.

Kipling House Barn is situated on a family farm in the East Yorkshire Wolds surrounded by beautiful countryside, mature woodland, and wide range of wildlife.
